PROGRAM OVERVIEW

The Mission Ready Housing Initiative (MRHI) is Green Real Estate’s dedicated program for individuals and families in service-oriented careers. Conventional leasing processes are designed for stable, civilian employment profiles — they routinely fail active-duty personnel, transitioning veterans, and first responders whose careers involve deployment cycles, relocation orders, non-traditional income, and compressed decision timelines.

MRHI restructures the leasing experience around these realities: expedited processing, flexible lease structures, reduced upfront cost requirements, and a support team trained specifically to serve this population. Who We Serve

Active-Duty Military

All branches — Army, Navy, Air Force, Marine Corps, Coast Guard, and Space Force. Leases are built around PCS orders and deployment timelines, with mid-month start dates available to match reporting dates.

Transitioning Veterans

Veterans within 24 months of separation or ETS/EAS date. Gap-friendly credit review and alternative documentation are accepted in place of standard rental history requirements.

Reservists & National Guard

Including those on active orders. Civilian income and drill pay may be combined for qualification purposes. Short-term leases are available for personnel on temporary active orders.

Law Enforcement

Federal and local officers across Fairfax County, Spotsylvania County, and surrounding jurisdictions. Badge ID and agency employment verification are accepted in place of standard documentation.

Firefighters & EMS

Shift differential and overtime pay are included in income calculations. Station employment verification and certification cards are accepted. Covers Fairfax County Fire & Rescue, Spotsylvania County Fire, Rescue & Emergency Management, and surrounding county agencies.

Qualifying Family Members

Spouses, dependents, and surviving spouses of all eligible service members and first responders.

Expedited Application Processing

MRHI applications are reviewed within 48 business hours — versus the standard 5 to 7 business day window. The assigned leasing liaison contacts the applicant before the week is out to confirm documents and discuss available inventory.

Flexible Lease Structures

Standard 12-month leases include a Military Clause for penalty-free early termination upon receipt of verified PCS or deployment orders with 30 days written notice. Short-term (3–6 month) and month-to-month options are available for TDY assignments and transitioning personnel. Lease start dates may be set mid-month to align with reporting dates.

Reduced Upfront Costs

Security deposit requirements are reduced for qualifying applicants. BAH, LES, VA benefit letters, and agency stipends are accepted as primary income verification. Traditional pay stubs and tax returns are not required.

Dedicated Leasing Liaison

Every MRHI applicant is assigned a trained leasing liaison who serves as the single point of contact from eligibility screener through lease execution and DoorLoop portal onboarding.

Application Process

Step 1 — Eligibility Screener

A brief intake questionnaire confirms service status, deployment or relocation needs, unit preferences, and anticipated start date. Takes under five minutes to complete.

Step 2 — Application & Document Upload

The applicant completes the MRHI-specific application form, which includes service-specific fields not found in a standard residential application, and uploads qualifying documents through a secure portal.

Step 3 — Expedited Review

The assigned leasing liaison contacts the applicant within 48 business hours to verify documents, discuss available unit inventory, and answer any questions about the program or lease terms.

Step 4 — Lease Execution & Onboarding

Approved applicants execute their MRHI lease and are onboarded into Green Real Estate’s DoorLoop tenant portal for ongoing rent payments, maintenance requests, and communication management.

Accepted Documents

MRHI accepts the documents service members, and first responders already carry. The following are accepted by applicant type.

Active-Duty Military

BAH is accepted as primary income verification.

Transitioning Veteran

Within 24 months of ETS or EAS date. VA benefits and civilian offer letters accepted for income.

Reservist / National Guard

Civilian and drill income may be combined. Short-term leases available.

Law Enforcement

Union contract accepted for income verification. Federal and county agencies.

Firefighter / EMS

Shift differential and OT pay included. Fairfax County Fire & Rescue, Spotsylvania County Fire, Rescue & Emergency Management, and surrounding agencies.

Fair Housing Compliance

MRHI is administered in strict compliance with the Fair Housing Act (42 U.S.C. § 3601 et seq.) and applicable Virginia, Fairfax County, and Spotsylvania County fair housing ordinances.
